央行限貸令重創房市:台中北屯、桃園等區成重災區,房價恐震盪

中央銀行推出第七波打炒房政策,將第二戶房貸成數上限降至五成,對交屋族產生了顯著影響。根據591房屋網的統計,今年下半年七大都市預計有5.7萬戶完工,其中台中市的北屯區交屋量達3000戶,可能成為受政策影響最大的區域。其他受影響較大的區域包括台中的梧棲、西屯、太平,以及桃園的中壢、桃園、大園和八德等地。市場專家預測,這次限貸令將影響預售、新成屋及中古屋市場,價量可能進入波動或萎縮階段,特別是在完工高峰期的地區。

 

台中北屯區交屋量最大,達3000多戶。該區擁有豐富的建設題材及重劃區,吸引了大量購屋者,成為台中新建案的重點區域。台中梧棲區則排名第二,預計交屋量為2676戶,三井OUTLET及台中港的發展帶動了該區的新建案熱潮。新北淡水區以2451戶的交屋量名列第三,吸引了許多年輕首購族。

 

此外,桃園的中壢區、桃園區、大園區及八德區也是房市交屋重地。這些區域不僅擁有重劃區,也受惠於重大基礎建設的推動,例如捷運和高鐵,吸引大量人口移入,帶動交屋量成長。

房市影響 這次限貸令將對房市產生多方面的影響。首先,預售屋和新成屋市場可能會面臨需求減少,因為購房者的貸款能力受到限制。其次,中古屋市場也可能受到波及,因為投資者和多戶購房者的購買力下降。整體而言,房市價量可能進入波動或萎縮階段,特別是在完工高峰期的地區,如台中北屯區、梧棲區和桃園的中壢區等。這些地區的房價可能會出現調整,市場活躍度也可能下降。
